La Cuesta
The lower level was increased by 895 square feet to provide two new bedrooms and two new bathrooms. Total renovation of 3,686 square feet with five bedrooms and five bathrooms, three being en suites. A 1,000 square foot deck was added with an outside kitchen. The majority of the deck was covered. The driveway driveway was increased to provide parking for three cars and continue to provide access to three garage stalls. The back yard was releveled, creating two levels instead of four. A fire suppression system was added throughout.
Appaloosa
The family room and the garage were increased by 500 square feet providing space for a new elevator. This elevator now allows vertical ADA travel from the garage to the main living area. The living space was remodeled to open up public spaces. A half bath was added and the entrance porch was enlarged. The back patio was raised to floor level and redesigned with two custom fireplaces and a power louver system. The driveway was replaced with permeable paving.
belleville
A 3,000 square foot, down-to-the-stud, remodel with a 500 square foot addition. There are three en suites for a total of five bedrooms and three bathrooms with a vaulted ceiling throughout. The home was converted to all electric using solar panels to achieve a net positive energy usage. Constructed to Passive House standard, the air infiltration was reduced from 13 air changes to 1.0 air changes. A Heat Recovery Ventilator was added to provide filtered fresh air and each room is individually conditioned using mini-splits. A hot water recirculation system with heat pump and water heater was added. The sanitary system is dual-plumbed to separate greywater from black water. The native/low water use landscaping only requires monthly water from May to September. 1,076 square feet of rear decking was added to create a complete patio with a hot tub, firepit, BBQ grill, side-burner, and sink.
Charlotte
A 2,691 square foot, down-to-the-stud, home remodel. Complete with four bedrooms, three bathrooms with interior laundry and mud room off of driveway.
Vera
Poor soil conditions required a complete tear down to install a new 'waffle' foundation. The 2,088 square foot home was then recreated into four bedrooms and three bathrooms with an interior laundry room and a 386 square foot garage.

Remodel of entire house: Remodel of kitchen/dining area with tray ceiling in dining area. Remodel of master bedroom and bathroom to provide walk-in closet and larger bath. Remodeled the hall bathroom and family room. Remodeled closet to create a new enclosed office area. Created raised ceilings in the hallway.
Notre Dame
Designed and constructed a one bedroom one bathroom 557 square foot Accessory Dwelling Unit above the existing garage and remodeled the garage and laundry room.
